Here’s a quick tip that I just started implementing, and I have a feeling it’s going to work out well…
I spend way too much time meeting contractors at my houses to get bids. For the most part, I use the same contractors over and over, and with an average of 10 or so contractors per flip, that means 10 trips to the house (before it even closes) and 10 walk-throughs.
In the future, I’m planning to schedule a 3-4 hour period where I plan to be at the house (I’ll have other work to do over there), and will let my contractors know that they can meet me over there any time within that 3-4 hour window to take a look around, ask questions and put together their bids. If I have multiple contractors for the same work, and don’t want them to overlap, I’ll give each a 2 hour window instead.
Doing this should allow me to save upwards of 4-5 hours in driving time and contractor time for each property. Over 20 flips per year, that’s nearly 100 hours of saved time!
From the title, I thought you were going to get a Keg and have a contractor appreciation party 😉 haha!

I also don’t see anything wrong with you having contractors for the same task show up at the same time. That may just scare them enough to get you lower bids.
I’ve lined up what I call my “go to guys” and when cooresponding with them I refer to them as such. After expectations/standards are in place from a previous project I’m free to simply give them the combo to the contractor box and have them submit bids via email at their leisure. This saves countless hours on subsequent flips.
A keg and contractor appreciation party isn’t a bad idea either Hakrjak, lol.
