I really like the tiling in the bathroom. You could have fooled me by pictures of the laminate in the kitchen, like granite. Looks outstanding overall.
What are the market rents in the area? Great work as usual. Just listened to your BP podcast as well.
I really wanted granite, but by the time I got off my butt and started getting quotes, it would have been another 2 weeks before it got installed. That and the fact that the counters were so simple that we could just by the slabs off-the-shelf from Home Depot, so we could replace these 3 times before it was more expensive than granite.
But I still stand behind my belief that granite would have been better… 🙂
Great rent! Care to elaborate some on your tenant screening process and/or vendors you used ?
Also, I just saw those exact countertops at a rental a friend has yesterday. They had to piece the laminate on though. I think you may have the better deal with an off the shelf product.
Awesome job on this rental update! Gotta ask, why did you go tile in the tub surround vs just a nice looking solid plastic/fiberglass? Won’t it be more maintenance work between tenants to keep the grout clean/sealed? Currently thinking through this same issue when my upper unit tenant moves out of an old bathroom. Keep up the great work and pumped about another book to read!
looks so clean and inviting. is that granite counter in the kitchen?
Hey George,
That’s actually a laminate countertop — off the shelf from Home Depot…

Good looking kitchen cabinets
Just looked through the Before photos again; in comparison they seem very dark and unhappy 🙂 The After shots speak for themselves!
Curious–on Bigger Pockets, I thought there were discussions of adding granite to match the market–changed your mind or didn’t pass ROI tests?
Nicely done; good luck!
Hey Henry,
I’m hoping for $1400 for this one…I expect it to be between $1350-1450.

Hey Kurt,
You’re definitely right about the shower. I realized that after we started doing it. Next time around, I plan to go with fiberglass surround…
Not surprisingly the after pics look great. Great job
A side by side comparison of the before & after pics would be nice
I liked the shower looking more upscale. Renters like to feel that they live in a little class too.
All looked so fresh and move in ready! Great job.
