Great work on this one. Did you lay sod? $400 seemed pretty low considering how much better the backyard looks.

Hey Brad,
The $400 was just to go in and cut pretty much everything down/back to the point where buyers could see the potential for both elaborate landscaping OR no landscaping. The goal was to try to appeal to both types of buyers — those that didn’t mind maintaining a really cool yard and those who just wanted something easy to maintain.
As for paint color, we use Sherwin Williams Realist Beige (SW6078) for the interior of all our houses.
I see. I’ve being using Nomadic Desert and find it a bit dark for my liking now, may look into switching. I should have asked the first time – for the ceiling, do you use that cheap ceiling paint (some off brand I see my contractor using) or do you prefer something else? I think it looks a little “cheap” in comparison to the nice paint next to it – almost too flat. Any thoughts?
PS – when I say it looks cheap I mean on MY jobs – not yours!

We used to use Nomadic Desert, but like you, we decided to go a bit lighter, and moved to Realist Beige about 2 years ago. As for ceiling paint, Sherwin Williams sells a “ceiling white” that we use for all our ceilings.
I love how the shutter color pops on the outside. Very nice.

Do you purchased all your staging furnitures or you just out source to someone.
I have been doing the fliping business last 2 years in California, will like to expand my business, but funding will be a problem, since all our houses are pay by cash transaction.
Do you have any recommendation where to find investors?

We own all of our staging furniture. As for finding investors, start within your network — friends, family, colleagues, other investors, etc. Then start talking to all the professionals you know — doctors, lawyers, engineers business-people, etc — they often have retirement funds that they aren’t getting a very good return on, and would be thrilled to get 8-12% return.
