House #33: First Offer???

The bad news is, we started renovations on The H2O House about three weeks ago, and we’re already about two weeks behind schedule (mold remediation has taken MUCH longer than expected due to the high humidity recently).

The good news is, despite the fact that the house is still completely demo’ed (we haven’t even put the sheetrock back yet), it appears we’ll be getting a full-priced offer on the property.

There is a certainly a shortage of good properties for sale in this area, especially in the first-time homebuyer price range, so it doesn’t surprise me that we already have some interest. But, I am surprised that a typical buyer is willing to commit to the house given its current condition. The agent is one that we’ve worked with on several occasions, so he knows the quality of our work, but I don’t believe the buyer has even seen one of our houses before.

Anyway, we’ll see if the offer materializes and what the terms are, and then go from there. But, it’s nice to know that we’ve built up enough of a reputation that we can even get interest in a house while it’s torn down to the studs.

    Great post. For sure you and Carol rehab houses people want to buy. But it’s a proactive agent that can bring an entry level retail buyer to the table and get a contract on a total rehab before it’s completed. Looking forward to hearing more about this one!
