I mentioned a couple days ago that we finished renovations on The Trifecta House, and I’m thrilled with how this one turned out…
While I haven’t done the final tally of the expenses, I believe we’re within a hundred dollars of our budget (and possibly under), and from a schedule standpoint, while the house was ready to be shown this weekend (that was our goal), we didn’t get it on the MLS until Sunday afternoon, so we didn’t do much marketing yet. That said, we had a couple potential buyers waiting for this house to be completed, so we did get a couple showings over the weekend.
I’ll post final budget detail in an upcoming post, but in the meantime, here are the final pictures of the house…

You had originally said that you could’ve thrown-in a few appliances to qualify it for FHA and sell it for a $10K profit. Now that you’ve done this beautiful rehab, what’s your new anticipated potential profit?

It will really depend on the appraisal(s). I have a feeling we’ll get this house under contract for a higher price than what the appraisal will come in for, and will have to drop the sale price accordingly. So, my guess is that we’ll ultimately make about $20K on the project.
Given that the extra work only took us about 10 days, it will be well worth it…
