As I mentioned earlier, The Poor House just started renovations. On the first day of rehab, we had a few trees removed, the roof came off, all the moldy drywall was removed from the basement, and the waterproofing company came in to tear up the concrete around the entire house and install a gravity drain.
Here are some pics of Day 1 rehab:

The waterproofing completed yesterday, and the roof should be complete by the end of today. Tomorrow we start the residing, and then the rebuilding of the front and rear decks. Hopefully, by the end of the week, the exterior of the house should be ready for painting…
Can you please rename it the Ezra house in my honor?
Wow already looks like one of your best!
What are you planning on doing with the siding. E.g paint colors

We’re putting on Hardiplank siding, but as of yet, we haven’t decided on paint colors…any suggestions? 🙂
hi j you are doing a great job and being a new father are you getting any sleep? the first days are the best they will never be that little again enjoy it. god bless
question have you though of adding rentals to help with the taxes and how is the rental market in atl. i done section 8 for 16 years in chas,sc and i have no problems by alway picking the right tenant you get better over time like you learn to pick the right house to rehab. i thinking of moving to atl what good areas can you think of ? you are doing great!

ATL definitely has some fantastic opportunities for buy-and-hold properties. I do plan to start holding rentals in the coming year. As of now, I haven’t figured out a good long-term financing strategy, so I haven’t started picking up buy-and-hold properties, but I’m working on my financing plan, and once that is in place, I’ll be accumulating a bunch of rentals.
If you seriously consider the move over here, shoot me an email…
Ha! I recognize that truck for the waterproofing company 😉
Colors= Duron 6108 (latte), black shutters and some off-white color for the trim (ask Saul)
I just got hit with a surprise vacancy in one of my rentals and wil tell you that the rental market is rough right now I am pulling out all the tricks…we’ll see.
